The award-winning Silicon Valley Financial Center Master Plan, a five million square foot redevelopment proposal for a 20.7 acre, eight block urban renewal area, was prepared for Campeau/Small Properties.
The project will establish an urban mixed-use district with an explicit visual and physical presence, an appropriate density of development, and will introduce urban activity and 24-hour life in the centers to establish a precedent for future development and to provide a focus for the region’s population economy, and transportation network.
Phase One includes an office tower, museum addition, hotel and convention facilities, housing, retail and open spaces.

A comprehensive master plan for the mixed-use development of a 315-acre site south of downtown San Francisco, the project is located along the waterfront, creating a new district on land formerly owned by the Southern Pacific Railroad. The centerpiece of the plan is an integrated community which will become an economic and housing resource for the city. Approximately 8,000 residential units are planned to house people of varying incomes, including singles, families, and individuals with special needs.
Mission Bay, is a predominantly pedestrian environment, with parks and open spaces marking major commercial centers and providing view corridors and pedestrian connections to the waterfront and adjoining districts. When completed, Mission Bay will be one of the largest privately sponsored urban developments in California.

The master plan design continues the city grid onto the pier to integrate the waterside and landside developments and to create significant levels of public space and interaction with the Bay. Orienting toward the new Brannan Street Wharf open space, the project public spaces gracefully connect the development to the existing Muni stop. This public space is provided throughout the design to increase public access and to connect to the existing and proposed network of adjacent neighborhood streets and public spaces. The seawall lot contains a 400 room, four star hotel. The development is designed to relate to the height and scale of the adjacent neighborhood structures.

The roof’s wing-like form, modeled after the famed Firth of Forth Bridge, directly expresses the structural diagram of its bending forces. To assure that the facility would remain operational in the event of a major ear thquake, it is engineered to the highest seismic safety requirements ever imposed on an American airport terminal.
The strategy incorporated the most ambitious use of base isolation technology to date.
Natural light is introduced throughout the building to clarify its structure and guide users through the massive facility’s circulation systems.

The 1,890,000sf (182,000sm) terminal is the Philippines’ first fully-privatized commercial airport development, a new international passenger terminal (IPT3) at Manila’s Ninoy Aquino International Airport. It is one of two new terminals planned that will increase the airport’s capacity from six to ten million passengers a year.
In concept, the new Terminal responds to the Philippine climate by sheltering the departure curbside area with an extensive canopy. This dramatic linear enclosure also covers the curbside areas of the Fiesta Duty Free Mall and the Hotel’s cour tyard-like drop-off area, offering weather protection for passengers and visitors on a year round basis.

The residential options range widely, and include poduim-level garden units., four types of standard units averaging 300 sm each, upper-level sky units, and two penthouse units on the top averaging 500 sm each.The project was developed by Roxas Land Corporation, a joint venture between Ayala Land, Inc., HongKong Land, Ltd., and the Bank of Philippine Islands.
